Directions to farm: From Richland drive 2.8 miles north on 323rd Ave. Turn west onto 300th St. Tract 1: Continue 1.3 miles to 310th Avenue. Turn north on 310th Ave and continue 0.3 miles. Tract 1 will be on the west side of the road. Tract 2: From 323rd Ave turn west onto 300th St. Continue 2.3 miles to 300th Ave. Turn north on 300th Ave and continue 0.8 miles. -TERMS & CONDITIONS-
-METHOD OF SALE: Tract 1 and 2 of the Bailey & Shultz Inc farm will be sold on a price per acre basis. The multiplier will be the assessor acres as posted on the Keokuk County Assessor site.
-DEPOSIT: 20% of the final bid price will be paid on the day of the sale. Balance due at closing upon delivery of deed and abstract showing merchantable title.
-PURCHASE AGREEMENT: Successful bidder shall execute a purchase agreement immediately after being declared the winning bidder by the auctioneer. Please note: The purchase agreement will offer NO contingencies for financing or any alterations to the agreement. Purchasers who are unable to close due to insufficient funds or otherwise, will be in default and the deposit money will be forfeited.
-TAXES: Prorated to date of possession based on the last available tax statement.
-CLOSING: On or before Friday, April 24, 2020.
-POSSESSION: Immediate possession with 20% down. Farming rights given to buyer in 2020.
